I’ve lived in San Marcos almost 12 years, in San Elijo Hills, and I have become intimately familiar with Real Estate in San Marcos.  San Marcos is one of the fastest growing cities in San Diego. I can break down the San Marcos Real Estate market into a few distinct areas/ communities. San Marcos Homes are broken up between two zip codes, 92078 and 92069. 92078 is the “newer” zip code where there is an abundance of new construction and higher home values than 92069, which would be considered “old” San Marcos, more rural, less suburbanized.

92078 Homes For Sale, Communities & San Marcos Real Estate Values

San Marcos Real Estate in the 92078 can be broken down in 4 main communities: San Elijo Hills Community Real Estate, Old Creek Ranch Real Estate, Lake San Marcos Real Estate, Discovery Hills/Coronado Hills. Below I will explain each community, price points and lifestyles.

92069 Property For Sale, Communities & San Marcos Home Values

The best way to look at these zip codes is the 78 freeway. The 78 freeway divides 92078 and 92069. Santa Fe Hills and Twin Oaks are the two largest master planned communities that you will come across when searching San Marcos Homes For Sale between 500,000 and 700,000K+. Santa Fe Hills is located just north of Palomar College. There are probably a few thousand homes in Santa Fe Hills so it won’t really ever be hard to find a home for sale in Santa Fe Hills, San Marcos. Twin Oaks Valley Ranch is located directly east of Santa Fe Hills. Twin Oaks a tad bit more upscale, or up a bit in property values compared to Santa Fe Hills, and it is built around the Twin Oaks Valley Ranch Golf Course. Twin Oaks has several specific subdivisions which I will outline for you here soon.

Another part of 92069 would include Rancho Santatalina, which are some of the newest homes built in 92069, located off Santa Fe and at the end of Rancho Santa Fe Hills, just west of Santa Fe Hills.  92069 has some rural type properties and some high end stuff too, which for San Marcos and North County and San Diego in general, offer a great value. I’d say 92069 home values have a lot of nice room for appreciation still. Location alone make San Marcos Real Estate in 92069 a winner, in my mind. Other parts in 920679 which are popular are Buena Creek, San Marcos Horse Property, San Marcos Land For Sale, San Marcos Equestrian, and San Marcos Farms Real Estate.
